Before You Buy Your First Foreclosure Home - Lexington SC

Here are some questions that the "virgin" foreclosure buyer should ask:

Can I afford all the repairs for this foreclosure?


Most of these foreclosures are AS-IS. The seller has no obligation, liability, or responsibility to warranty the property. It may be a great deal but do you have the resources and professionals to get this property back into selling/renting shape for a return on your investment?

Have you read the FINE PRINT?

Hooray the seller accepted your offer! The FUN stuff now begins, all the addenda you will receive from the seller. The addenda mostly favors the seller so don't be depressed after reading it. Remember, it's not personal the seller sends the same offensive stuff to all the buyers they work with. The reading is dry as toast but scary enough that YOU NEED TO READ IT or it will cost you money! If you don't close on time an example would be, at no fault of the seller, the seller may fine you $100 per Diem until the property closes, surrender your earnest money, and put an additional deposit.

Do you have the PATIENCE to buy a foreclosure?

Everything looks like it's going smoothly then BAM! Something is wrong with the deed or financing! Even with the best plans, there will be something out of your control that may slow down this closing so be forewarned. Getting a great deal does come at a price, your patience. Be flexible with your time line. You can huff and puff but doing so will not get things done sooner just irritate the people you are working with. Cooperate with all parties involved and consistently follow up.

What do all these number mean for the homeowners of Prescott Glen? Home prices are stabilizing based on the negotiation discount average of 2.6% from the list price. The average range in a normal market is between 2-3% if the home was priced correctly. Back when the home market was in decline, it was around 4-6% reduction from the list price or more. Days on the market (DOM) is average to 3 months. A well priced home on average to be on the market 3-4 months. The home market is picking back up in Lexington SC but better for homes less than $200,000. The pool of home buyers for above $200,000 is more from our local buyers rather than relocation from other states.

Keller's Pond is a young neighborhood located off Charter Oak Road in Lexington, SC. Keller's Pond neighborhood developed by ESSEX is 21 minutes (15 miles) west of Columbia SC. Take EXIT 51 from Interstate 20 to Augusta GA, 4 miles north on Longs Pond Rd/Pisgah Church Road, pass Hwy 1, which turns to Charter Oak Rd . ESSEX is a respected and established local builder in Columbia SC with several new neighborhoods in the area. Homes are riced from the low $200K to $300K. The space range is from 2100+ sq.ft to 3500 sq.ft. Construction is mainly vinyl, with brick/stone fronts and some all brick homes. The lot sizes are a quarter of an acre (10,000 +/- sq. ft.). The terrain varies between leveled and slight grade. Some lots do have Pond Views and few cul-de-sac lots have an acre or more within the wetlands area. DR HORTON is a respected and established local builder in Columbia SC with several new neighborhoods in the area. Homes are riced from the low $200K to mid $300K. Construction is mainly vinyl, with brick/stone fronts and some all brick homes. The lot sizes are a quarter of an acre (10,000 +/- sq. ft.). The terrain varies between leveled and slight grade. The floor plans are contemporary and open with a lot of high ceilings.

As a home buyer you get lots of space for the money. The MILL amenities are great as well. A community pool that is kid friendly with a zero grade entry and water spouts, a community clubhouse, gym, and playground. My kid's loved the child friendly pool when they visited for a friend's birthday party.

There are always new spec homes for sale and being built. The new phase has just been opened. Many of these lots back up to a natural creek area so you will have no worries of new construction going to happen behind your lot. Promotions and incentives are always changing.

Vintner's Wood is an up and coming neighborhood located on Barr Road in Lexington, SC. This new neighborhood developed by Mungo is 21 minutes (15 miles) west of Columbia SC. Mungo is a respected and established local builder here in Columbia SC. Right off EXIT 51 from Interstate 20. Homes are priced from the low $200K to $300K. I personally like the new floor plans and elevations that Mungo has updated for this neighborhood. It makes it an affordable Lexington neighborhood with great amenities such as side walks, good sized lots, lots of natural area, pool and cabana (to be built in Summer 2010). The lot sizes range from 10,000 sq ft (1/4 of an acre) to 15,000 sq ft (1/3 of acre). The terrain is varied to level and some inclined. Their inventory of spec homes are always changing. Mungo has had some very special pricing on their spec homes with such price reductions from $12,000 to 19,000. An all brick spec home 2700 sq ft 5 bedrooms 2.5 bath , hardwoods and tile on the main floor, granite kitchen counters, and stainless appliances had a price reduction of $13,500 to a sales price of $252,000.
